We have 2 salt water pools, 2 fitness centers, yoga studio, co-worker space, convenient store, rooftop lounge that you can reserve for private events, mediation room, clubroom with arcade games, pool table, and shuffle board, board game room, sound proof phone booths, printing services, pickle ball court, bike/kayak storage, and car washing station and vacuum.
Every apartment comes with an in-unit washer and dryer.
Yes, free storage is available in Buildings 2 and 3.
We use Parcel Pending lockers. Once your package arrives, you’ll receive a one-time access code.
We offer a wide range of options, including studio, 1/1, 1/1 with office, 2/1, 2/2, 3/2, and 4/2.5 floor plans.
Yes, virtual tours are available both on our website and by request through our leasing team.
Apartments come unfurnished, but we partner with CORT Furniture for rental or purchase options with delivery and setup included.
Application and Leasing
Visit The52Living.com, head to the Floor Plans page, and select your preferred layout. Click “Lease Now” to begin the application. You can also apply in person during a tour using our on-site iPad, or complete the process from your phone or computer. Once your application and administrative fees are submitted, your selected apartment is taken off the market.
We’ll need your four most recent pay stubs and a copy of your government-issued ID.
Applicants must have a gross monthly income of at least 3 times the rent amount (roughly 35% of monthly income).
We offer flexible lease terms ranging from 7 to 18 months.
No, subletting is not permitted. However, you’ll sign an Early Termination Addendum at move-in that outlines two options if you ever need to end your lease early.
Yes, renters insurance with a minimum of 0,000 in liability coverage is required. Please provide proof by your move-in date.
You’ll receive a renewal letter and offer 60–90 days before your lease ends. You can select your renewal option through the Resident Portal, and we’ll send your updated lease for digital signing.
No, we do not participate in affordable housing programs.

The 52 is a non-smoking community. Smoking is only allowed at least 25 feet away from all building exteriors.
Fees and Payments
No. Utilities are billed separately:
Water/sewer is billed through your Resident Portal based on usage.
Electricity is billed separately through Florida Power & Light (FPL).
An additional /month utility bundle includes Wi-Fi, pest control, and valet trash service.
Rent can be paid through BILT via the Resident Portal, or by personal check, money order, or cashier’s check. Rent is due on the 1st of each month with a 3-day grace period. Late fees apply starting on the 4th.

Maintenance and Requests
Submit all maintenance requests through your Resident Portal.
Standard requests are addressed within 24–48 hours. Emergency issues are handled within 1–2 hours.
While regular maintenance operates Monday–Friday, 8 AM to 5 PM, emergency maintenance is available after hours. Call (850) 462-2805 and follow the prompts for on-call assistance.
Move-In and Move-Out Support
Yes—our leasing team is here to guide you through each step and make your move as smooth as possible.
Absolutely! You’re welcome to hang pictures, mount TVs, and make your space feel like home—just follow standard rental guidelines.
You’ll choose one of two options in your Early Termination Addendum:
Option 1: Pay a fee equal to two months’ rent plus the current month’s rent.
Option 2: Continue paying rent until the unit is re-leased or the lease ends.
A 60-day written notice is required before move-out.
Submit your 60-day notice in writing and provide a forwarding address for your security deposit refund. On your move-out date, return your keys (FOB and mail key) to the leasing office.
Refunds are typically issued within 30 days of your move-out date.
Parking
No restrictions—overnight guests are welcome. We now have designated guest parking areas for Inspire, Thrive, and Evolve.
Yes, The 52 has four on-site EV charging stations available for residents at no additional cost.
No, parking is not gated.
Pets
Yes, we allow up to two pets per apartment.
Yes, there's a 100 lb. weight limit. We do not allow aggressive breeds or their mixes, including: Pit Bull Terriers, Rottweilers, Dobermans, German Shepherds, Cane Corsos, and others. Contact our office for the full list.
We offer a pet spa and an on-site dog park with separate areas for small and large dogs.
