Tours and visits

How do I tour an apartment and check out the community?

You can schedule a tour through our website, give us a call, or send us an email. Walk-ins are also welcome during office hours. We’re open Monday through Friday from 9 AM to 6 PM, and Saturdays from 10 AM to 4 PM. Contact us at (850) 462-2805 or inspire@willowbridgepc.com.

Application and Leasing

How do I apply for an apartment at The 52 in Pensacola?

Visit The52Living.com, head to the Floor Plans page, and select your preferred layout. Click “Lease Now” to begin the application. You can also apply in person during a tour using our on-site iPad, or complete the process from your phone or computer. Once your application and administrative fees are submitted, your selected apartment is taken off the market.

What documents are required to apply?

We’ll need your four most recent pay stubs and a copy of your government-issued ID.

What are the income requirements?

Applicants must have a gross monthly income of at least 3 times the rent amount (roughly 35% of monthly income).

What lease terms are available?

We offer flexible lease terms ranging from 7 to 18 months.

Can I sublease my apartment?

No, subletting is not permitted. However, you’ll sign an Early Termination Addendum at move-in that outlines two options if you ever need to end your lease early.

Is renters insurance required?

Yes, renters insurance with a minimum of $100,000 in liability coverage is required. Please provide proof by your move-in date.

How do I renew my lease?

You’ll receive a renewal letter and offer 60–90 days before your lease ends. You can select your renewal option through the Resident Portal, and we’ll send your updated lease for digital signing.

Does The 52 offer affordable housing options?

No, we do not participate in affordable housing programs. 


Move-In and Move-Out Support

Are there move-in or application fees?

Yes. The application fee is $75 per applicant (18+), and there is a one-time $250 administrative fee.

Is help available during the move-in process?

Yes—our leasing team is here to guide you through each step and make your move as smooth as possible.

Can I decorate or modify my apartment?

Absolutely! You’re welcome to hang pictures, mount TVs, and make your space feel like home—just follow standard rental guidelines.

What happens if I need to break my lease?

You’ll choose one of two options in your Early Termination Addendum:

  • Option 1: Pay a fee equal to two months’ rent plus the current month’s rent.

  • Option 2: Continue paying rent until the unit is re-leased or the lease ends.

How much notice is required before moving out?

A 60-day written notice is required before move-out.

What is the move-out process like?

Submit your 60-day notice in writing and provide a forwarding address for your security deposit refund. On your move-out date, return your keys (FOB and mail key) to the leasing office.

When will I receive my security deposit refund?

Refunds are typically issued within 30 days of your move-out date. 


Fees and Payments

How much is the security deposit?

  • Standard approval: $300

  • Conditional approval: One month’s rent + $300

Are utilities included in rent?

No. Utilities are billed separately:

  • Water/sewer is billed through your Resident Portal based on usage.

  • Electricity is billed separately through Florida Power & Light (FPL).

  • An additional $85/month utility bundle includes Wi-Fi, pest control, and valet trash service.

What Wi-Fi options are available?

High-speed internet from Cox Communications is included in the $85 monthly bundle and is ready to use on your move-in day.

How do I pay rent?

Rent can be paid through BILT via the Resident Portal, or by personal check, money order, or cashier’s check. Rent is due on the 1st of each month with a 3-day grace period. Late fees apply starting on the 4th.

Are there any other monthly fees?

Yes, the $85 utility and service bundle covers Wi-Fi, pest control, and valet trash pickup. 


Parking

Is parking available, and is there a fee?

Yes, free parking is available. Each lease holder is allowed 1 vehicle. They will receive a parking permit that needs to go in the lower left corner of the windshield, on the drivers side. Additional vehicles require management approval and are $25 a month. 

Are there any restrictions on overnight guests?

No restrictions—overnight guests are welcome. We now have designated guest parking areas for Inspire, Thrive, and Evolve.

Are EV charging stations available?

Yes, The 52 has four on-site EV charging stations available for residents at no additional cost.

Is parking gated?

No, parking is not gated.


Maintenance and Requests

How do I submit maintenance requests?

Submit all maintenance requests through your Resident Portal.

How quickly are maintenance issues addressed?

Standard requests are addressed within 24–48 hours. Emergency issues are handled within 1–2 hours.

Is weekend maintenance available?

While regular maintenance operates Monday–Friday, 8 AM to 5 PM, emergency maintenance is available after hours. Call (850) 462-2805 and follow the prompts for on-call assistance. 


Pets

Are pets allowed at The 52?

Yes, we allow up to two pets per apartment.

Is there a pet fee?

Yes:

  • $350 non-refundable pet fee (per pet)

  • $20 monthly pet rent (per pet)

Are there breed or weight restrictions?

Yes, there's a 100 lb. weight limit. We do not allow aggressive breeds or their mixes, including: Pit Bull Terriers, Rottweilers, Dobermans, German Shepherds, Cane Corsos, and others. Contact our office for the full list.

What amenities are available for pets?

We offer a pet spa and an on-site dog park with separate areas for small and large dogs. 


Amenities and Facilities

What amenities are available at The 52 Apartments?

We have 2 salt water pools, 2 fitness centers, yoga studio, co-worker space, convenient store, rooftop lounge that you can reserve for private events, mediation room, clubroom with arcade games, pool table, and shuffle board, board game room, sound proof phone booths, printing services, pickle ball court, bike/kayak storage, and car washing station and vacuum. 

Is there laundry on-site?

Every apartment comes with an in-unit washer and dryer.

Is there bike or kayak storage?

Yes, free storage is available in Buildings 2 and 3.

Is high-speed internet included?

Yes, Cox Communications high-speed internet is part of the $85 monthly service bundle.

How are packages delivered?

We use Parcel Pending lockers. Once your package arrives, you’ll receive a one-time access code.

What floor plans are available at The 52?

We offer a wide range of options, including studio, 1/1, 1/1 with office, 2/1, 2/2, 3/2, and 4/2.5 floor plans. 

Do you offer virtual tours of the apartments?

Yes, virtual tours are available both on our website and by request through our leasing team.

Are furnished apartments available?

Apartments come unfurnished, but we partner with CORT Furniture for rental or purchase options with delivery and setup included. 


Community and Lifestyle

Are there resident events or activities?

Yes! We host monthly events, including:

Are there quiet hours?

Yes, quiet hours are from 10 PM to 7 AM.

We’re located off Nine Mile Road in Northwest Pensacola, near I-10 and directly across from Navy Federal Credit Union. Transportation options include Uber, taxis, and ECAT public transit.

The 52 is a non-smoking community. Smoking is only allowed at least 25 feet away from all building exteriors.
